It’s no secret Adelaide’s most sought-after suburbs are notoriously expensive, but there are several spots where affordability and liveability collide.

A biannual report by People’s Choice Credit Union has listed Adelaide’s most liveable suburbs on a budget, with Modbury North coming out on top. Liveability includes factors such as access to public transport, crime rates and access to amenities.

The northeastern suburb has a median house price of $370,000, but it was its liveability ranking that made it a clear favourite, People’s Choice Chief Executive Officer Steve Laidlaw said.

“Lower house prices drive a lot of this area’s affordability, but the ready access to extensive bus networks is a key reason why Modbury North ranks so highly in this (list),” he said.

Eyre, a newly created suburb on the northeastern corner of Penfield, came in second, with a median house price of $248,500 and a liveability score of 96, while Modbury Heights rounded out the top three.

Other suburbs liveable suburbs on a budget included Ingle Farm, Woodcroft, Para Vista, Para Hills, Salisbury Heights, Salisbury East and Paralowie.

“While the top 25 suburbs under $384,000 – or 80 per cent of Adelaide’s median house price – tend to be gathered in the northeast, there are others like Osborne and Taperoo in the west and Old Reynella in the south that have different drivers but still offer both affordability and liveability,” Mr Laidlaw said.

Northeastern sales specialist Ryan Stapleton of Ray White Norwood said both affordability and liveability had long been a driving sales factor for young families.

However, he said more investors and property buyers were also starting to take note, resulting in a slow rise of property prices across the budget areas.

According to CoreLogic, house prices in the top 10 suburbs, with the exception of Eyre, Salisbury Heights and Woodcroft, rose well in the double digits over the past five years, including 13.5 per cent in Modbury North, 18 per cent in Modbury Heights, 18.9 per cent in Ingle Farm, 11.9 per cent in Para Vista, 21.4 per cent in Para Hills, 12.8 per cent in Salisbury East and 11.1 per cent in Paralowie.

“As long as the demand is there, we’ll continue to see price increases in these areas as they offers a great price point close to transport, shops and schools,” Mr Stapleton said.

“But affordability is definitely what’s driving demand, predominantly among younger families with little kids.

“We’re also seeing more investors and buyers agents coming through, especially in the north eastern suburbs, which I guess means they are seeing value in these areas and it’s something to take note of.”

Elfi Tiltins, who selling not one but two properties in Modbury North – one at 1 Pepe Court and the other at 34 Rawlings Court – said Adelaide’s northeast had been the perfect spot to raise a family.

7 Rostrum Place, Modbury North is on the market with Ray White Norwood and has an asking price of $419,000 to $439,000.

“Our son is 42 now and we moved to the area when he was just one, that’s how long we’ve been here,” she said.

“I love the suburb and, even though I’m selling two homes, will be staying in the area.

“It just has everything. It has walking trails, and is close to shops and good schools. It also only takes 30 minutes to get to the city on the O-Bahn.

“I think it’s all that and it’s location that’s appealing to buyers.”

Real Estate Institute of South Australia CEO Greg Troughton said he was not surprised Adelaide’s northeast ranked highly.

“There are opportunities in Adelaide that mix affordability with lifestyle and I’m not surprised the northeast is an attractive area to first homebuyers,” he said. “The area offers value on the bases that a couple can afford to live there while enjoying the infrastructure and surrounds.”
