If you ever wanted to learn about investing in real estate, then THIS is the episode for you. Kyle Stephenson has been investing in residential real estate since 1990. He owns approximately 300 units individually and an additional 800 units in various syndication. The portfolio is comprised of single-family homes, small apartment communities, and large apartment communities. The primary focus of his holdings has always been to generate cash flow with a secondary focus on long term appreciation. His philosophy is to hold a real estate investment through at least one economic cycle. He never goes into a real estate investment based strictly upon appreciation without cash flow. The property management firm, KRS holdings Inc. DBA Great Richmond Rentals, manages approximately 4000 units. Over 97% of the units are residential housing. 25% of our business is managing single family homes, 25% of our management portfolio consists of duplexes, quads, 6 unit buildings, and 12 unit buildings. 25% of our management portfolio consists of small apartment communities less than 50 units. The balance, 25%, is large communities. The majority of the properties are located in the Richmond Metropolitan area. He was also featured in a chapter of the book “Successful Property Managers, Advice and Winning Strategies from Industry Leaders” by Michael Levy. Besides being a licensed Realtor, he is also a member of the National Association of Residential Property Managers as well as the Richmond Apartment Owners Association.
