  1. You need to have done your research and be ready to buy. Of the 5 houses I've bought, 3 were within 48 hours of the listing and they were great purchases. Sure, I paid near asking, but … ravine lots, great location, great value. My worst purchase was stale, but I was desperate moving to a new location. My most recent was the only "normal" purchase, where I dallied for a couple of weeks until they were motivated. Still a great deal, but 80's decor and plaster cracks and worn out carpets … huge lot, walk to LRT, extremely well insulated. I've done some painting etc. but have resisted the urge to HGTV it.

  2. I want to buy a house but at my price but every time I talk to real estate agent they don't like the offer I want them to offer. My wife and I were going to see a house that we wanted to see, it had been on the market for some time, just to see if the owner was motivated to sale I wanted to low ball my offer, so what did the agent do cancel the showing, and didn't tell us what he did we almost drive 45min to the house and waited for the agent to show up, lucky I text him and that's when he notify that he cancel because his experience said that they won't accept, the house price went from 629,00 to 525,000 to 499,000 and is still on the market as of this writing the only real estate agents scum sucking uncaring entitled very greedy commission demanding, ungrateful, rotten tell you what to offer you are just the buyer I'm the agent you do what I tell you, no if no and no but yes the house is only 600,000 but you will offer two million because I tell you to got it, GOOD LUCK TRYING TO FIND ANY GOOD DEAL IN AND AROUND HAMILTON ONTARIO THERE ANEN'T ANY, WHY REAL ESTATE AGENTS, ALSO Hamilton is still in a seller market, if you don't believe me check new listing not new homes are being listed for up wards of a million dollars, our prices are not far off from Toronto, you might as well buy in Toronto

  3. My advice would be to wait if prices continue to decline. Some are now saying prices will bottom this spring. I hope this is the case but the declines could last longer, especially once we hit recession.
