  1. I’ve noticed that agents who have had bad experiences working with buyers tend to not know how to work with buyers. I always have them tell me their motivation to buy a house, get them prequalified so that I only show them homes within their budget, and lastly I note exactly what they want in a home and where they want it (I’ll only search within a 1 mile radius). If I can’t get all of those things, I won’t take them as a client. And if I do, I don’t do any work for them until they sign a representation agreement. The most homes I’ve ever shown a buyer was 4, but that was during the early 2022 sellers market due to difficulty getting offers accepted. No reason to show them that much or more in today’s buyers market if you take on buyers who are motivated to buy and know exactly what they want and exactly where they want to live. And before I even show them a home, I have them drive to it to look at the outside and the neighborhood to make sure they like the area first. I can see how a lot of buyer’s agents waste their time. They have no guidelines.
