  1. I get what you are saying but in my market non-commercial GCs are pulling a heavy premium right now for low grades of work due to high demand, mostly outweighing their value. Coupled by the fact that not only are they functioning as a diminished value asset to the build projects but there are also quite a few incidences of outright theft and embezzlement by the gc's being reported locally. In most cases they are eventually punished by law however the financial losses are never recovered. I'm fortunate enough to have a network of trade contractors that I can mostly rely on however the general contractor piece is the only one I'm missing from my puzzle. I don't have the time or energy to go get my GC license and hiring out a reputable commercial GC is far beyond my financial reach. Given the situation would you have any recommendation as to where I should look or how to proceed with my subdivision project? These will be subdivided lots sold off as entitlement sales with the exception of the parcel that I'll be keeping and constructing a residential dwelling on.
