  1. If you are buying property and the purpose of that property is to make you money, you are investing. MLS or Off-market. If you are buying a property with the purpose of living in the property and it does not produce money, you are buying a liability. Simple.

This was a great convo, would have liked to hear a little more about the cyclical local gov't policy decisions that select which areas receive "revitalization" funds, development, marketing etc. It's not just our ppl deciding not to purchase in distressed areas, though that is part of the issue….

    Ppl should also research the Atlanta "cityhood" movement and why/how Brookhaven incorporated vs. how Stonecrest (majority Black new city) was treated during their incorporation.

  3. Southwest Atl is definitely on the rise. Purchased my home (fixer upper yet move-in ready) in 2018 for 180k. Now homes in my immediate neighborhood sell in the mid to high 300s. πŸ€·πŸΎβ€β™€οΈπŸ’°

  5. I think a great topic to go over is how to complete a rehab/new construction property. I always hear how contractors can take from or deplete all of your profits by either running off with your money or not doing a good job on a project and taking longer than expected to complete than estimated. When investing in real estate it’s important to have a solid team of Real estate professionals like a GC that you trust will get the job done. Loving the podcast, Thank you for this content. I am tuning into every episode.
