Wholesale Your First House | Step-By-Step 2020

In today’s video we are going to talk about Wholesaling Real Estate and how to get your first Wholesale deal in 2020. I know there are quite a few guys on Youtube talking about Real Estate Investing and Wholesaling Real Estate and there are many many strategies to wholesaling in 2020. I wanted to keep this video very short and simple for the brand new real estate investor looking to get started so this is a 3 step process I am going to walk through with you today.

Way #1 – Talk to For Sale By Owners otherwise known as “FSBO’S”. This is a great way to get started and land your first wholesale deal because normally these are motivated sellers that for whatever reason don’t like working with real estate agents and therefore they chose to list it for sale by owner. This is a great opportunity to let them know that you have a cash buyer or that you are a cash buyer and you are looking to close immediately on the property.

Way #2 – Employ A Local Real Estate Professional. This is always a great way to find wholesale deals. Especially if you are just starting out and trying to land your first wholesale deals. You have to remember most sellers when they decide to sell the first thing they think of is a real estate agent. You also have to remember that most real estate agents don’t understand the world of real estate investing… So this is a perfect opportunity to become the expert and become the buyer. You can let your real estate agent know that you are looking to purchase a property all cash within a certain criteria and let them go to work FOR YOU. We still do a TON of deals to this day leveraging this method of marketing.

Way #3 – Target Landlords. This is a great way to find your first wholesale deal because many landlords are disgruntled and they do not want to deal with the property anymore. Most of the time the property is distressed and the landlord is old and they don’t want to have to go through the hassle of fixing the property up and renovating the property in order to get top dollar for the property. This is a perfect way to reach out to a realistic number of landlords everyday and let them know you are interested in buying their property from them ALL CASH. And that you will not be charging real estate agent commissions and that you are willing to close in as little as 7 days.
