I bought an 8-unit building using OTHER PEOPLES MONEY as well as 5 single family houses using OTHER PEOPLES MONEY.
The beauty of this is I bought them at such a discount that by the time I renovated them I had almost 30% of equity still in the deal. How did I get these deals? From my own marketing and from buying deals from other wholesalers.

I bought these 13 units using private money lenders, renovated the properties using general contractors and the money from the private money loan then placed a tenant inside of the unit.
I then took it to a bank and the bank gave me a new loan that pays off all of my private money lenders, gave me about $20,000 in cash on top of that to put into my pocket 100% tax free and I also make about $4,000/m even AFTER the tenants pay my mortgage for me.
